Beginning on January 8, 2010, the Lane County Land Management Division will have a new process for reviewing property line adjustments, saving property owners time and money.
Currently, if a property owner wants to develop their property and they need to do a property line adjustment, it requires applicants to take four steps before approval. The new process consists of one application that the owner applies for before the property line adjustment is completed. Once approved, then the owner or surveyor can file and record the associated documents and the property owners will continue to have legal lots.
This process is more streamlined than before; roughly two-thirds the cost and one-third the amount of time.
The current process applies only to unincorporated Lane County properties that are going to be developed at the owner’s request. he new process requires that an application must be made and approved by Lane County Planning before a property line adjustment survey can be recorded.
The Lane County Board of Commissioners approved the change in December. In addition to streamlining the property line adjustment process, Commissioners added language from the Oregon Revised Statutes regarding A Validation of a Unit of Land. Property owners can submit a Validation of Unit of Land application and once staff approves the validation, the property owner has 90 days to file a partition plat to legalize those units of land.
These new regulations will go into effect on January 8, 2010 and will only apply to properties in unincorporated areas and outside of the Eugene-Springfield Metropolitan urban growth boundary within Lane County. The new code language can be found at: www.lanecounty.org/Planning under the heading of “Information”, then “Lane Code”.
The new application forms along with an informational handout will be placed on the website the first week of January.
